A private home in Kingsford had concrete cancer through the balcony soffit and no drawings to say what the slab could carry. Perfect Group was engaged to take the balcony back to sound concrete, strengthen it and hand it back usable.
What the job involved
- Demolition and removal of the floor tiles, balcony balustrades and an FC sheet shed
- Surface investigation and concrete condition assessment before any repair was priced
- Concrete cancer repairs to the overhead and horizontal soffit zones, then screeding the underside
- Supply and installation of S812 carbon fibre plates to strengthen the slab
- Adhesion testing and reporting over two site visits
- Epoxy crack injection where cracks were found, and drip groove repairs to protect the slab edge
- Masking of windows and doors, waste removal and skip bin management
What made it hard
- No design documentation for the slab, so the strengthening scope had to stay open until the concrete was exposed
- A lived-in house, so dust, access and working hours had to be managed every day
- Carbon fibre needs a dry, roughened substrate with no surface deviation, and propping had to be timed around curing
- The shed and balustrades came down without damage to the neighbouring finishes or the garden
Outcome
The balcony was repaired, strengthened and handed back with test records. This is the kind of half house structural work Perfect Strip Out and Demolition takes on for owners and builders: careful demolition, propping and repair inside an occupied home.
