Detailed demolition, and why it costs what it costs
Detailed demolition is removing one part of a structure while everything around it stays exactly as it is. A slab out of a floor plate, a stair core out of a building, a wall out of a party wall situation.
It is slow by design. You saw cut rather than break where the edge matters, you work in small pieces so nothing drops uncontrolled, and you prop before you cut rather than after. Anyone quoting it at bulk demolition rates has not understood the job.
Where the cut needs to be clean, Perfect Concrete Care does the sawing. Same group, so it is a phone call and not a subcontract.
Before anything comes down
Approvals. Most demolition needs consent, and a lot of it needs a demolition management plan, traffic control and neighbour notification. We will tell you plainly what your job needs.
Hazmat survey. Anything pre 1990 gets surveyed. Asbestos, lead paint, SMF, PCBs in old light fittings. Better to find it on paper than with an excavator.
Services. Disconnected and capped, with the paperwork from the authority. This is the single most common cause of a job sitting idle.
Propping. If anything is staying, the temporary works design comes first. We install propping ourselves, so it is one contractor for both.
What happens to the material
We recycle most of what we take out. Concrete and brick to crushing, steel to the scrap merchant, clean timber separated, and only the genuine residual going to landfill.
Sorting on site costs a bit of time and saves a lot of tipping. On a job with any volume it is usually the difference between a good price and an expensive one, and you get the dockets either way.
We run our own tippers, hook trucks and skips, so the demolition is never waiting on somebody else's truck booking.

FAQs
Do I need approval before you demolish?
Almost always. Most demolition needs development consent or a complying development certificate, and a lot of it needs a demolition management plan as well. Tell us the address and what you want gone and we will tell you what you need.
How long does a house demolition take?
On a straightforward detached house with clear access, usually two to five days on site once services are disconnected and approvals are in. Hazardous material, tight access or a heritage condition will add to that.
What if there is asbestos?
We survey first on anything old enough to have it, and we remove it ourselves under our own licences, including friable. You get the clearance certificate and the disposal dockets.
Can you demolish part of a building and keep the rest?
Yes, that is a lot of what we do. It needs an engineered propping design first, which we install as well. Have a look at our structural propping and half house demolition pages.
Should I just take the cheapest quote?
Look at what is in it before you do. The cheap numbers usually exclude the hazmat, the disconnections, the traffic control and the disposal, and those come back as variations. Ask every contractor for the exclusions, not just the price.
