Lease ending in Sydney? The date is fixed, so we work back from it
A commercial lease ends on a date, and the make good has to be finished before the keys go back. Tenants want the fitout gone and the landlord signed off. Property managers and agents want a handback that passes inspection first time. Landlords want base building back for the next tenant. Fitout builders want the old fitout out before their trades arrive. We do the same job for all four.
The tenancies we are asked about in Sydney are office floors in the CBD towers along George, Pitt, Kent and Clarence Streets and around Martin Place and Barangaroo, suites in North Sydney, Chatswood and Parramatta, and campus style floors in the Macquarie Park and Norwest office parks. Retail runs from Pitt Street Mall and Westfield Sydney to Bondi Junction, Chatswood and the strips at Newtown, Surry Hills and Double Bay. Industrial leases end in Alexandria, Botany, Silverwater, Rosehill, Smithfield, Wetherill Park and Eastern Creek. Medical and dental suites cluster around St Leonards, Randwick and Westmead, and food and hospitality tenancies turn over in the CBD, Darling Harbour and Surry Hills.
We read the make good clause and the schedule before we price
Make good means reinstating the tenancy to the condition set out in the lease. Some leases call for base building condition. Others only call for removal of your fitout. The make good schedule and the schedule of condition from the start of the lease say which one you have, so we read those before we price rather than after.
We do not give legal advice on what the lease means. Your solicitor or agent settles that. We price the work in the clause and the schedule, and flag anything unclear at quote stage. You get one fixed price for the defit and the make good together, so there is no gap between the trade that stripped the tenancy and the trade that patches and paints. The bank guarantee or bond handback follows the landlord's sign off, so the job is built around getting that sign off first time.
What comes out and what goes back
Out: partitions, ceilings, joinery, floor coverings, workstations, kitchens, data and cabling, signage, shopfront joinery, counters, kitchen exhaust and cool rooms. Services are isolated and capped by licensed electrical, plumbing and mechanical trades, then tagged at handover. We coordinate those trades, we do not certify in our own name.
Back: patching and painting to the lease standard, ceiling tiles and lighting where the schedule calls for them, penetrations made good, floor finishes as the lease describes. Then a final clean, ready for the landlord's agent to walk. Near new workstations, glazed partitions or joinery can be set aside rather than skipped, if agreed at quote stage.
Everything else is sorted into metal, timber, plasterboard, carpet and general waste, weighed and recycled where possible. The waste removal and recycling records come with the handover pack.
How a make good job runs
- Documents in. The make good clause, the schedule, the schedule of condition if you have it, and photos or the address.
- Price. Site walk or drawings. One fixed price with a costed method.
- Building and centre management. Method statement and programme to the manager. Inductions, permits, dock and lift bookings handled by us. Night and weekend shifts where the building or centre requires them, with night rates in the price.
- Services. Before photos of every room, then services isolated and capped by licensed trades before anything comes off the wall.
- Strip. Partitions, ceilings, joinery, floor coverings, signage and fitout out. Floors and lifts protected, dust screened, tenancy presentable after every shift.
- Reinstate. Patch, paint and make good the penetrations to the lease standard.
- Handover. Final clean, after photos, weighbridge dockets and recycling records, then the walk with the building manager so anything on the list is fixed on the spot.
Asbestos in wall sheeting, vinyl or ceiling tiles is handled under licences held within the group, with clearance by the independent assessor. We are fully insured with ISO 9001, 14001 and 45001 certified management systems, see licences and insurance. Small jobs are welcome: one shop, one suite, one level. The crew, bins and compact plant come out of our Marrickville yard, so a Sydney site walk fits around your lease programme. Tower work means a booked dock and noisy work pushed to evenings. Centre work means starting after trade and hoarding before the doors open.
Jobs we can show you
The true end of lease make good we can show you is in Rosehill. Unita brought us in after Fuji Xerox ended a long tenure in a 5,000 square metre warehouse: furniture, cool rooms and floor coverings out, retained items palletised, a steel mezzanine removed with the floor protected, and the slab ground and sealed for the next tenant. At 321 Kent Street in the Sydney CBD we took ten office levels back to base for the Dexus managed building after the tenant had gone.
The rest is strip outs for fitout builders rather than make goods, and we describe them that way: a retail strip out at 141 to 147 King Street in the CBD, four food court shops at Sydney Airport, six office levels in Chatswood, Toys R Us at Westfield Chatswood, two office levels in North Ryde, International House at Sydney University, and a live hospital strip out at Bulli.
