A strip out or a defit puts the entire contents of a tenancy on the loading dock in a matter of days. Ceilings, partitions, carpet, joinery, workstations and services, most of it less than fifteen years old.
Getting that out of a building is a logistics job before it is a waste job, and it is what we do every week on our own strip outs.

Takes 30 seconds. We call you back, usually same day.
The dock is the constraint, not the bin
On a multi level building the limit is how many tonnes an hour you can physically get out through one service lift and one dock, inside whatever window the building manager gives you.
So the whole thing gets planned backwards from the dock. Lift bookings, bin positions, whether a chute or a hoist is worth it, protection to lift cars and lobbies, and a crew size that matches what the building can actually absorb rather than what looks fast on paper.
Overstaffing a tower strip out is a classic mistake. Twelve people cannot get more material out of one lift than six can.
After hours and centre rules
Retail defits usually start after trade and have to be finished, cleaned and hoarded before the centre opens. Office towers often restrict noisy work and dock access to evenings and weekends.
We work those windows as normal business, not as a special arrangement. Inductions done in advance, dock booked, crew briefed, and the tenancy left presentable at the end of every shift rather than only on the last day.
Fitout that does not need to be waste
A lot of what comes out of a tenancy is nearly new. Workstations, task chairs, glazed partitions, kitchen appliances and joinery.
Where the client agrees and the programme allows, we set that aside rather than skip it. Some goes back to the tenant, some to a charity or a school, some to a second hand dealer.
It has to be agreed at quote stage. Once the crew is on a rate and the bins are booked, everything goes in the bin because there is nowhere else for it to go. Raise it early and it costs a little time and saves a lot of material.
Separating in a building with no room
Separation on a tower job happens at the dock, not in the tenancy, because there is nowhere upstairs to put a second bin.
Metals out first, because ceiling grid, partition track and cable trays are a real recovery stream on any office floor. Carpet and underlay separated where a facility will take them. Plasterboard where the volume justifies a dedicated bin. General waste last.
Cable is worth money and it disappears if nobody is watching it, so on a large job we account for it properly rather than let it wander.
Make good and the handover
On a defit the job is not finished when the material is gone. The lease usually specifies a handover condition, and the landlord's agent will inspect it.
We leave the tenancy swept and presentable, with photos of the final condition, so there is a record if the make good schedule is argued later. Weighbridge dockets come with it for anyone reporting on waste.
Frequently asked
Can you work nights and weekends? Yes, and on most tower and centre work we have to.
Do you do the strip out as well as the waste? Yes, that is our main business. One contractor is simpler and usually cheaper than two.
What about asbestos in an older fitout? Vinyl tiles, glue and backing boards are the usual ones. We hold the licences including friable, so it is handled in house.
Can the client keep some of the furniture? Yes, if it is agreed before we start.
Do you work in Brisbane? Yes, out of Slacks Creek, covering Brisbane and South East Queensland.

Building, floor, approximate area, the hours you can work and the dock arrangement. That is enough for a real price on a strip out and the waste together.
