The make good clause decides the job, so we start there

Most defit disputes happen because nobody read the lease properly. Tenants pay for work they never owed, or hand back a tenancy that fails inspection and burns the bond. Our first step on every defit is the make good clause itself: what condition the lease actually requires, and nothing more.

Then you get one fixed price for the defit and the make good together, so there is no gap between the contractor who ripped it out and the one who was supposed to patch and paint.

We photograph the tenancy before and after, keep the waste dockets, and walk the handover with the building manager so issues are fixed on the spot rather than argued about after the keys are back. The paper trail is what gets bonds released.

Lease expiry dates do not move, so we work backwards from yours. Night and weekend shifts are normal for occupied buildings, and small tenancies can often be turned around inside a week.
