Commercial Strip Out Newcastle

Commercial Strip Out Contractors in Newcastle

Strip out crews in Newcastle: Offices, shops, food tenancies, clubs, hotels and whole floors

  • One shop or a six level office, same crew standards and paperwork
  • Night and weekend work in trading centres and occupied buildings
  • Fixed price from a site walk or drawings, not a vague number
  • Fully insured, ISO 9001, 14001 and 45001 certified management systems

Offices, shops, food tenancies, clubs, hotels and whole floors in Newcastle stripped back to structure and handed over clean for the incoming fit out. Our own crews, night and weekend shifts in trading centres, and the asbestos licence in the group if the old fitout hides something.

Strip outs in Newcastle that hand over on time

A strip out looks simple until it is not. Live services behind the walls, asbestos in an old fitout, a centre manager with induction rules and loading dock windows, and a fit out contractor booked to start the Monday after you finish. Our job is to make all of that boring. We walk the site, write a method and a price, book the shifts around the centre, and hand back a tenancy that is clean, swept and photographed with the services capped and tagged.

Hunter jobs are booked as a block. Crew and plant mobilise from Marrickville and stay on site for the programme, which suits a centre or a multi level office better than day trips anyway. Work in Newcastle runs across Newcastle CBD and Honeysuckle, Kotara and Charlestown centres, the John Hunter and Mater precincts, the university, Maitland and Green Hills, Lake Macquarie, and the Central Coast centres at Erina and Tuggerah on the way up. For a full building coming down see demolition, and for the tenancy end of the job see commercial strip out in Sydney.

What we strip out

  • Retail shops and food tenancies, including kitchen exhaust, grease traps and cool rooms
  • Office floors: partitions, ceilings, floor coverings, workstations, kitchens and data
  • Clubs, gyms, hotels and hospitality fitouts back to base building
  • Medical, dental and aged care fitouts with the services isolated and capped
  • Whole floors and whole buildings ahead of a refurbishment, with structural propping where walls come out
  • Ceiling spaces, including ceiling space decontamination where dust or contamination is found

Everything that comes out is sorted on the floor: metal, timber, plasterboard, carpet and general waste, with the waste removal and recycling report handled by us, not left to your builder.

Working in live buildings

Most strip out work in Newcastle happens above, beside or below tenants who keep trading. Night shifts, protected lift use, hoarding and dust screens, negative air where the centre asks for it, daily cleans and a supervisor who has done the induction and knows the dock rules. We give the centre or building manager a method statement and a programme before we start, and we stick to the hours we agreed.

Asbestos found mid job?

Older fitouts hide asbestos in wall sheeting, vinyl, adhesives, ceiling tiles and switchboards. Perfect Group holds Class A and Class B asbestos licences, so a find means a controlled removal under our own licence and SafeWork NSW notification, not a stopped site while another contractor is found. Ask us to check the hazardous materials register before we price and we will tell you what to expect.

Frequently asked

How fast can you quote?
Site walk within a day or two for most tenancies in Newcastle, price shortly after. Small shops are often priced from photos and a floor plan the same day.

Do you do the make good as well?
Yes. Strip out, make good to the lease condition, patch and paint, services capped and certified, and the handover report for the landlord. One contractor from start to keys back.

Can you work nights and weekends?
Yes, and in trading centres we usually have to. Night rates are in the price, not a surprise later.

Do you take houses and bathrooms?
Our residential work is half house demolition with propping on larger homes. A single bathroom strip is not our market and a local renovator will do it cheaper.

The Queensland crew runs from Slacks Creek with the same supervisors and standards as our Sydney work. Strip outs on the books include 141 to 147 King Street in the Sydney CBD, four shops at Sydney Airport, a six level office in Chatswood and works at Castle Towers shopping centre. Ask for Queensland references when you call and we will give you the current list.
