A residential complex in Beaconsfield needed a package of remediation and building work across several areas at once: upper level facade access, water damaged units inside, and a rooftop terrace and garden bed that had to come apart without wrecking the waterproofing under it.
What the job involved
- Lightweight aluminium scaffolding to the facade for access to the upper levels
- Scaffold access tower with lockable gates and pedestrian controls
- Strip out of water damaged plasterboard, skirtings and insulation in living rooms and bedrooms
- Rooftop terrace works: tile removal, surface grinding, protection of finishes with Honcho mats and preparation for reinstatement
- Skilled carpenters and labourers, with tub bins for debris and material containment
- Traffic and pedestrian control, supervision and coordination around live entryways
What made it hard
- Reaching the upper facade without blocking residents' entries
- Internal water damage repairs in occupied units, so cleanliness and safety had to be spotless
- Loose gravel ballast on the roof, heavy tools and materials to lift, and waterproofing layers to protect during demolition
- Scaffold next to a residential pedestrian entry, planned to comply with access and safety codes
- Weather during the exposed rooftop demolition
Outcome
The complex got its facade access, dry interiors and a rooftop ready for reinstatement, with residents in place the whole time. Occupied strata and residential complexes are where careful strip out and demolition earns its keep.
