What settles in a ceiling space in Newcastle

Ceiling space decontamination is the controlled removal of everything that has settled in a roof or ceiling space over the life of a building. Pre 1970s buildings are the usual candidates.

  • Lead dust. Paint used on ceilings, roof structures and vents before lead was phased out breaks down into a fine dust that settles in the space and stays there.
  • Old insulation. Loose fill, degraded batts, and in older buildings materials nobody would use today.
  • Soot and combustion residue in buildings heated by open fire for decades.
  • Rodent and bird waste. A biological hazard in its own right.

Work in Newcastle covers terraces and cottages in Cooks Hill, The Hill, Newcastle East, Hamilton, Islington, Tighes Hill and Carrington, older school blocks across Newcastle, Lake Macquarie, Maitland and Cessnock, heritage buildings in Morpeth, East Maitland and the Newcastle CBD, larger homes in Merewether, New Lambton and Adamstown, government and council buildings in the CBD and Honeysuckle, and Central Coast buildings in Gosford, Wyong and Woy Woy on the way up the M1.

We test before anyone quotes

We look first. Someone goes up, takes photos, and where warranted we have samples taken and analysed. You are told what is in the space before anyone quotes a removal.

Lead dust and asbestos are two different hazards and we keep them separate. Lead dust is core work for us, cleaned under containment with an independent occupational hygienist where the building calls for one. Asbestos is not a clean. If testing finds asbestos in the space, the job changes to licensed asbestos removal carried out with Perfect Contracting under the group's asbestos licences. Air monitoring and clearance come from the independent licensed asbestos assessor, not from us. You stay with one group. See our licences and insurance page and the Perfect Contracting friable asbestos removal page.

How the work is done

  1. Containment. The ceiling space is isolated from the rooms below. Access points are sealed, plastic goes down, and where the risk warrants it we run negative air so nothing migrates into occupied areas.
  2. Vacuum. H class vacuums with HEPA filtration, worked systematically across the whole space rather than just around the hatch.
  3. Insulation out. Bagged and sealed in the space and taken down through the containment, not carried through the building in armfuls.
  4. Clean and clear. Final vacuum, surfaces wiped where required, and the space inspected. Where a hygienist is engaged, they inspect and issue the clearance before the containment comes down.
  5. Waste off site. Classified, removed and transported to a licensed facility, with the dockets to prove it.

You get photos before and after, the waste dockets, and the hygienist clearance where one is engaged. A standard house ceiling space is usually one to two days. A school or large commercial space is scoped properly. Reinsulating is a separate trade.

Schools, heritage, government and luxury homes in Newcastle

Schools. Old buildings, young lungs, and a maintenance team that has usually just found the problem while running new cabling. Facilities managers, principals and project managers plan this into school holidays and term breaks, or out of hours, and we programme to that window. We have worked inside an operating school before, on the strip out and amenities upgrade at Condell Park High School in Sydney. That was a strip out, not a ceiling clean, but it shows how we run a crew around students and staff.

Heritage and government buildings. Lead paint is almost a given. The constraint is that you cannot damage the fabric getting the contamination out, so access and protection are planned with the owner. Defence and secure sites are handled by Perfect Contracting, not by us, and we will hand you across.

Commercial refurbishment. The ceiling space is cleaned before new services go in, so the new ductwork is not installed into a dirty void. Often priced alongside a commercial strip out in Newcastle.

Luxury homes. Usually found during a renovation in the better older suburbs, and pressing because the family wants to move back in. We work with the architect, builder or owner directly.

Newcastle is a couple of hours up the M1 from Marrickville, so Hunter ceiling work is booked as a block. The crew mobilises with the containment and vacuum gear once, works through the space, and stays until the inspection is done and the bagged waste has left site. Newcastle and Maitland have a large stock of terraces and cottages from the coal and steel years, most heated by open fires, so soot and lead dust usually come together. The Central Coast has plenty of older fibro and weatherboard homes and school blocks from the same era, and Gosford and Wyong jobs can be picked up on the way north or priced as their own run.

Proof, safety and frequently asked

The closest real example of this work in the group is the lead dust decontamination of the heritage platform building ceiling at Petersham Station in Sydney, delivered by Perfect Contracting for Arenco in 2020. The cavity was sealed as an airtight bubble, HEPA vacuumed, wet wiped and encapsulated, with the hygienist signing off before demobilisation. Our ceiling work in Newcastle runs to the same method.

Is the air monitored?
Where a hygienist is engaged they set the control levels and monitor the air. We work to the hygienist, and if you do not have one, we can arrange one.

Do you do mould, pest control or roof repairs?
No. We remove what has settled in the space and tell you what we saw so other trades can quote.
